Fair housing listing FAQ
What words violate fair housing in a listing?
Phrases that describe who should live in a home rather than the home itself. Examples are "perfect for families", "adults only", "no Section 8" (illegal in many states) and "exclusive neighborhood". Subjective claims like "safe area" or "good schools" can also be treated as steering.
Is "master bedroom" a fair housing violation?
HUD guidance treats "master bedroom" and "family room" as acceptable descriptions of a property. Many MLSs and brokerages now prefer "primary bedroom", so check your local rules.
Can I say "walking distance"?
HUD considers it generally acceptable, but some MLSs still flag it. Specific distances ("0.3 miles to the park") are the safest choice.
Is this legal advice?
No. FairHousingCheck is a screening tool that helps you catch risky wording. Your broker, local MLS rules and an attorney are the final word on compliance.
